Wayne D. Alldredge
Wayne started his career in 1988 working for Johnson Controls Systems & Services Division until
1992 as a Digital Systems Representative installing Energy Management Systems throughout
Southern California. Working with systems both computerized and pneumatic in facilities ranging
from refineries to office buildings, hospitals to spacecraft manufacturing, afforded him the
necessary experience in understanding the appropriate application of controls and metering.

From 1992 until 1997, he worked for JMB Urban Engineering / Johnson Controls World Services
where he worked as a Lead Engineer at 1999 Ave. of the Stars in Los Angeles. This hands-on
position involving front-line supervision as well as performing building maintenance has given him
valuable insight into how facility maintenance is actually performed and how operational excellence
is actually achieved.

From 1997 until 2001, he worked for ABM Engineering Services as a Branch Manager for the Los
Angeles, Santa Monica, and Ventura areas managing the contracted facilities personnel contracted
by ABM to their customers. In addition to providing customer relations and leadership to
maintenance personnel, his role required performing compliance inspections, due diligence
investigations, condition reporting, and failure analysis.

From 2001 until 2007, he worked for Equity Office Properties as a Manager of Portfolio Engineering
assisting the Director in managing the operations, maintenance, capital improvements, and
personnel for EOP in the Los Angeles area. His primary role was to provide the motivational
leadership and technical expertise necessary for the continuous improvement sought by EOP.

From 2007 to 2008 he worked as a Business Development Manager covering the Western United
States for General Electric where he focused on applying the concepts of Lean and Six Sigma to
solve customer energy and environmental problems. His overall goal was to develop lasting
relationships with key customers by analyzing their operations and equipment in respect to their
business goals and identifying products and processes to help them save energy, money, and the

In 2008, Wayne started Improvement Facilitation, LLC (know as "IF" ) and has provided services for
such notable clients such as; General Electric, Equity Office Properties, Toyota, NBC, Able
Engineering, Delta Faucets, Universal Studios Hollywood, Lancaster General Hospital, Ochsner
Health Care, among others. The singular mission of 'IF' was and is to help clients achieve their
environmental and financial goals while concurrently improving Operations and Maintenance.
